These Terms of Use govern access to and use of dreamalbania.al (the “Site”), operated by Dream Albania. By using the Site you agree to these terms. If you do not agree, do not use the Site.
1. Informational website only
The Site provides general information about real-estate and tourism-related services and property listings. Nothing on the Site is a binding offer, reservation, valuation, legal advice, tax advice, investment advice or guarantee of availability, price, title, permits, condition or return.
2. Property information — your responsibility
Listing data may be supplied by owners, agents or third parties and may be incomplete, outdated or incorrect. You are solely responsible for independently verifying ownership, legal status, cadastral data, permits, measurements, condition, encumbrances, price and availability before any commitment. Obtain your own legal, notarial, survey, technical, tax and financial advice.
3. No agency or contract via browsing
Browsing or submitting a form does not create a brokerage mandate, reservation or contract. Any engagement is only through separate written agreements signed by the parties. If signed contract terms conflict with this page, the signed contract prevails.
4. Acceptable use
You must use the Site lawfully, provide accurate information, and not disrupt, scrape abusively, probe or misuse the service, or submit another person’s data without authority.
5. Intellectual property
Text, photos, logos and other Site content belong to Dream Albania or licensors and are protected by copyright and related rights. You may not copy or reuse them commercially without permission.
6. Third-party services
Maps, videos, payment or messaging tools and external links are provided for convenience. We are not responsible for third-party availability, security, accuracy or terms.
7. Disclaimer of warranties
To the fullest extent permitted by law, the Site and all content are provided “as is” and “as available”, without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, title and non-infringement.
8. Limitation of liability
To the fullest extent permitted by law, Dream Albania, its owners, employees and partners are not liable for any indirect, incidental, special, consequential, punitive or lost-profit damages, nor for losses arising from reliance on Site content, third-party data, service interruptions, or your decisions. Nothing here excludes liability for fraud, wilful misconduct, death or personal injury caused by negligence, or any liability that cannot lawfully be limited.
9. Indemnity
You agree to indemnify and hold Dream Albania harmless from claims arising from your misuse of the Site or your breach of these terms, to the extent permitted by law.
10. Governing law
Albanian law applies, subject to any mandatory consumer protections that cannot be waived. Contact us first to try to resolve concerns. Disputes are handled by the competent courts in Tirana, Albania, unless mandatory law provides otherwise.
11. Changes
We may change these terms at any time by posting an updated version. Continued use after posting constitutes notice of the update.
